Kick-off of new era for Victorian villas as Leeds rugby ace launches £2m development

A FORMER Leeds rugby player is celebrating a successful conversion off the pitch – after transforming a pair of Victorian villas into modern homes.

Mike Aspinall - one half of Leeds based Aspin-Hall Developments alongside business partner Richard Hall – has brought 15 apartments to life in his home city.

He kicked off his new career three years ago in property after a lifetime in rugby union, playing for or coaching the likes of Saracens, Leeds Tykes, Leeds Carnegie and Harrogate.

He now hopes this success will transfer to his latest property venture and its biggest project to date – the £2m redevelopment of the landmark Newton Villas, in the heart of Chapeltown’s conservation area.

The former scrum and fly-half said: “My interest in all things property and business grew at the back end of my rugby career, as my business interests gathered pace, I decided to take some time out from the game and focus on this growing passion for property.”

“Pooling this expertise with Richard’s - who’s been a great business mentor to me over some time - we launched Aspin-Hall Developments last year with the specific aim of bringing old and unused buildings back to life, and creating new homes across Yorkshire and the North of England”.

They have teamed up with the north Leeds office of estate agents Linley & Simpson at Chapel Allerton unveil the scheme to the market this week.

It features a choice of three two-bedroom and 12 one-bedroom apartments, with prices ranging between £119,000 and £170,000.

David Waddington, Director of Land and New Homes at Linley & Simpson, said: “Newton Villas really does have the best of both worlds - a mature setting combined with convenience and affordability.

“Originally a large pair of stone-built Victorian residences on Chapeltown Road, Mike and Richard and their team have skillfully converted the properties into individual apartments.

“With accommodation over four floors, each apartment has been designed to maximise natural light - with many enjoying views over the wooded garden to the rear.”

He added: “Many apartments have retained original features including bay windows, shutters to principal windows and generous floor to ceiling heights emphasising the best of Victoriana.”

These features complement the fitted kitchens with built-in appliances, and contemporary bathrooms or shower rooms.

A private drive with electric gates leads to 15 car parking spaces. The site slopes gently to the rear, to a private, wooded communal garden.
