St. Modwen breaks ground on phase three of Doncaster scheme

St. Modwen has commenced works on the third phase of development at St. Modwen Park Doncaster – as it accelerates industrial delivery in line with its strategy. 

 

The start-on-site was celebrated with a breaking ground photocall, with key dignatries in attendance alongside St. Modwen and contractor, Lindum Construction.

 

The strategic development extends across 27 acres and is an established business location off Wheatley Hall Road, one of the main arterial routes into Doncaster, close to the M18 Motorway and just 8 miles from Doncaster airport.

 

Phase three will provide an additional 108,000 sq ft of prime industrial space across three buildings, and once constructed will complete the 247,000 sq ft development which was granted outline consent in March 2016.  

 

Lindum Construction has commenced the 10 month build programme on schedule for completion of the first building of 34,000 sq ft in November 2019 and the remaining two buildings of 22,000 sq ft and 52,000 sq ft in January 2020.

 

Phase two of the build reached practical completion in November 2018 offering 61,000 sq ft of industrial space shared across two buildings which has recently been let to Thornhill Engineering, part of Greens Power.  DB Schenker and Bosch Automotive took leases of the two buildings which formed part of the phase 1 development which was completed in late 2016.

 

Robert Richardson, Senior Development Manager at St. Modwen, said: “We are delighted to welcome the Mayor of Doncaster back to break ground for the commencement of our third phase at St Modwen Park Doncaster. Our decision to speculatively develop the first two phases has proven itself by attracting  high-calibre tenants whose commitment to the development  is testament to its quality and to Doncaster as a place for business.

 

“We have retained the same design team that was instrumental in delivering the first two phases and we look forward to them delivering a similar end result with this final phase, and to further galvanising the success of this important scheme for Doncaster.”

 

Ros Jones, Mayor of Doncaster, commented: “It was great to be back at St Modwen Park to launch the third phase of this terrific industrial scheme and to support a developer that is so active in and supportive of Doncaster. It is certainly more good news on the jobs and growth front and shows how attractive Doncaster is becoming for developers.

Lindum York director James Nellist said: "We are very pleased to be undertaking more work with St Modwen in Doncaster.

 

"Having already completed four industrial units there, we are delighted to be continuing our involvement in the regeneration of this brownfield site.

 

"The first two phases of work saw us call upon our Yorkshire-based supply chain and we look forward to engaging further with local contractors throughout the construction process."

 

Together with Lindum Construction the team that will have delivered all three phases includes Pegasus Planning, SGP Architects, Hydrock, Couch Perry Wilkes and JPG.CBRE and CPP are St. Modwen’s joint agents for Parkside Business Park.
