NuGen, the UK nuclear developer, has almost doubled its presence at 3 Piccadilly Place, by taking the whole 12,700 sq ft eighth floor of the building - in addition to all of the 16,218 sq ft seventh floor which it occupied earlier this year.
NuGen selected 3 Piccadilly Place as the office location to manage the development phase of its Moorside Project to build a new nuclear power station in West Cumbria, close to the existing Sellafield complex.
3 Piccadilly Place is owned by global alternative asset management firm The Carlyle Group, which also owns the adjacent sister building 4 Piccadilly Place, where just 24,500 sq ft of office space remains available. Other tenants occupying the buildings include Weightmans, Barclays, NHS, EC Harris, Arup, Orega and Egencia.
Ben Du Boulay, Director at The Carlyle Group, said: “This additional letting to NuGen underlines our ability to work with our existing occupier clients to continue to fulfil their requirements. We have now let 92% of the 300,000 sq ft of offices across the two buildings and the high levels of interest we are seeing for both the remaining office and retail space is an endorsement of the quality of the building and of Manchester’s position at the centre of the Northern Powerhouse.”
Gary Shuttleworth, Director of Corporate Affairs at NuGen, said: “The momentum and progress of the Moorside Project, to provide up to 3.6GW of low-carbon electricity – equivalent to seven per-cent of the UK’s future electricity requirements - has seen our organisation rapidly outgrow its current Manchester location.
“We will continue to expand in Manchester and in West Cumbria, where the project is about to start an intensive period of Site Characterisation before the next stage of public consultation begins next year.”
Chris Cheap, Senior Director at Bilfinger GVA, joint agents on the scheme with Savills, added: “The agreement sees NuGen fill the final floor of the building which is testament to the working environment created by the Carlyle Group and their management team.
“With just 24,000 sq ft left within the scheme at 4 Piccadilly place, including a single floor plate of 16,000 sq ft, the development is enjoying an active period with recent letting to Total Jobs Group and EC Harris’s expansion. It is anticipated that this activity will continue in 4 Piccadilly Place as occupiers are drawn to both the quality of the space and the unrivalled accessibility.”
