A Birmingham-based packaging manufacturer that survived the controlled explosion of a World War II bomb has successfully relocated following a compulsory purchase order (CPO).
Delta Pack Limited has moved its operation from the Priory Business Centre in Aston to make way for the second phase of the Advanced Manufacturing Hub development.
The company, which manufacturers plain and bespoke-print paper bags, has relocated to Tamebridge Industrial Estate in Perry Barr.
The move was facilitated by leading commercial property consultancy, FHP, which specialises in assisting businesses and individuals that are being compulsorily acquired or affected by a scheme of public works.
Delta Pack Limited received confirmation of the CPO in late 2017, only months before it was forced to evacuate following the discovery of a Second World War device just yards from its premises. The controlled explosion of a German shell, weighing up to 500lb, caused significant damage locally, with some businesses incurring financial losses.
Andrew Chapman, Director, FHP, said: “We are pleased to have facilitated Delta Pack’s move to suitable premises and to have settled a claim with Birmingham City Council upon a full and final basis. There is considerable demand from potential occupiers for industrial units close to the M6, which is being intensified by businesses being displaced from their existing premises by HS2, the Commonwealth Games and other redevelopment schemes.
“CPO is often seen as the death knell for many businesses but it doesn’t need to be that way if handled correctly. In this case it was imperative that we ensured that cash was coming back into the business through a series of claims for advance payments, enabling the client to focus on day-to-day operations. It is extremely satisfying to assist a business in overcoming such adversity and I’m certain that Delta Pack will go from strength to strength in its new home.”
Aslam Anwar, Delta Pack’s Managing Director, said: “FHP assisted us greatly in assembling our claim, from clearly explaining what our entitlement to compensation was, the records that we would need to evidence our claim and how best to put forward that claim within the legal framework that exists. Without doubt we would not have been able to achieve the settlement that we did without Andrew’s expertise and constant attention to detail.
“The move has proven to be a positive one for the company. We look forward to building on our expertise in the diversified packaging industry to increase our market share and to continue to provide our customers with a quality product and excellent levels of service and support.”
Established in 1990, FHP is now one of the largest private commercial property consultancies within the Midlands, with six offices located in Nottingham, Derby and Birmingham. It offers services in sales and lettings, acquisitions, valuations, business rates, rent reviews, lease renewals, development consultancy, compulsory purchase and service charge consultancy, across the retail, leisure, office and industrial sectors.
FHP opened its first West Midlands office at 122 Colmore Row in Birmingham earlier this year. One of the areas that the property consultancy specialises in is in assisting businesses and individuals that are being compulsorily acquired or affected by a scheme of public works. FHP is handling several claims from companies displaced by major schemes in Birmingham and the wider West Midlands.
